Current Mulpha projects include the award-winning master planned communities of Norwest, Sanctuary Cove, Mulgoa and Hayman Estates. These projects stretching from Hayman, being the ultra-luxurious private island in the Great Barrier Reef, through south-east Queensland to Sydney and the foothills of the Blue Mountains ensures extensive geographical diversity.
Norwest Residential and Business Park
Mulpha Norwest Pty Ltd being a fully owned subsidiary of Mulpha Australia, owns and develops one of Australia’s largest and most successful fully integrated residential and business park projects. The 377-hectare world-class Norwest Business Park located in the north west sector of Sydney, New South Wales proudly boasts its growth evolution into the suburb of Norwest and ultimately into the Norwest City of tomorrow. Norwest provides a highly desirable and sustainable work and living environment that currently accommodates more than 800 leading national and international companies providing over 30,000 jobs. Projected growth is targeted to see over 2,000 businesses, 15,000 residents and over 60,000 workers calling Norwest home.

Sanctuary Cove
Located on the northern Gold Coast, Sanctuary Cove is Australia’s largest and most prestigious master-planned development, and home to some of the most diverse Waterfront, Golf Course and Parkside residential house and land options. The award-winning master-planned community is home to a shopping and dining precinct, The Marine Village, a world class 303 berth marina, two championship golf courses, the 251-room luxurious 5-star InterContintental Sanctuary Cove Resort, Sanctuary Cove Country Club, four harbours, home to over 3,000 residents and an impressive calendar of events, including the annual Sanctuary Cove International Boat Show.
Mulpha acquired Sanctuary Cove out of receivership in 2002 after two prior failed ownership ventures for A$207M. It is one of the last remaining developments in Australia which offers an exemption from Foreign Investment Review Board (FIRB) restrictions, allowing overseas buyers to invest in vacant land without assessment and provides a 15-Year mixed use development pipeline.

Mulpha’s Leisure Farm is an award-winning gated community in Iskandar Malaysia in Johor, the largest integrated urban development in South-East Asia. Mulgoa Rise
Located in Glenmore Park with direct access to the Northern Road linking to the M4, Mulgoa Rise is just minutes from Glenmore Park shopping centre and Penrith CBD. Mulgoa Rise is a 683-lot project spanning over 80 hectares. Upon the project’s completion in mid-2021, Mulgoa Rise comprises of 612 single land lots and 71 townhomes.
As the sole developer of the project, Mulpha’s involvement included Town Planning, Development, Project Management and Sales & Marketing.
Mt Taurus, Menangle
Located in the Macarthur region south-west of Sydney this 230ha town centre expansion includes 4,500sqm GFA retail, 3,800sqm GFA commercial, K-12 school and tertiary faculty and 1,856 dwellings. The project incorporates 48% green open space with sports fields, conservation areas and parks, agri-tourism including accommodation and restaurant/ conference centre, community and commercial agriculture including market gardens, greenhouses, orchards and community gardens and key sustainability infrastructure including a wastewater recycling plant and an aerobic digester.
The Mt. Taurus project is made up of 13 residential clusters offering a diversity of housing centred around a village green. Allotments include 1,856 dwellings across shops, housing, townhomes and cottage style (300sqm), traditional (500sqm), large (1,000sqm) and rural (2,000sqm) land lots. Mulpha is a joint venture partner on this project and involvement includes Town Planning, Development, Project Management and Sales & Marketing.
