Mulpha’s new Norwest townhome project raises the bar on smart living
The Mulpha Group has launched Essentia, its first new ‘smart’ townhome development in Norwest, integrating the latest smart technology with wellness in design principles to create a healthier and more energy-efficient living environment, with substantially reduced energy costs.
Smart technology will enable residents to optimise the management of their living environment using the world’s best residential home automation system, Control 4, in both standard and upgraded versions.
In the premium upgrade configuration, a single voice command will turn on lights and air conditioning, retract awnings and play music while enabling smart management of power consumption and the simplicity of integrated security and digital connectivity.

All 74 newly constructed homes are designed with a fully integrated home battery storage system powered by a 5.13WP solar system, with a 10kWH sonnenBatterie. This will store excess day time solar production, allowing residents to fully maximise their power requirements. In addition homeowners will have the ability to charge their battery on off-peak power purchased from the grid and utilise the power, at times when it would normally be more expensive to purchase from the grid.
If households choose to install all the fully integrated smarts with SonnenFlat as their electricity retailer, not only will they be guaranteed free electricity consumption with no daily supply charges on their electricity bills, these houses will have the ability to access and remotely turn appliances on and off in order to maximise self-consumption and savings.
The cost savings on electricity bills will be significant. For example, an average two-person household with annual electricity load of 7500kWh and an annual electricity bill of $2,313 (without solar and battery) could expect their electricity bill to reduce to $455 using the optional solar and battery storage.
The solar and battery system, smart energy monitoring, state-of-the-art home automation, LED fixtures, rainwater recycling and double glazing are just some of the smart features integrated into these townhomes.
Essentia also has its own Wellness Centre powered by solar energy with swimming pool, gym, yoga area and clubhouse, offering residents their own tranquil sanctuary in which to relax and recharge.
Set around a beautifully landscaped central park and natural waterway in the six hectare estate, Essentia will offer residents luxury living within a peaceful environment while being part of a vibrant community close to all the lifestyle amenities and transport links that Norwest has to offer.
